  1. An UNDER OFFER/SOLD Sticker is placed on the For Sale sign on the property

  2. The Representative prepares the SALES FILE and a letter of confirmation is sent for the Vendor/Purchaser to check details and spelling. Please note full Christian names must be supplied. (ie as per Birth Certificate).

  3. It is the Purchasers responsibility to deliver the deposit by the due date. Please deliver a bank cheque payable to the listing agent. It will be placed in a TRUST ACCOUNT on behalf of the VENDOR.

  4. Purchaser's FINANCE APPLICATION must be lodged as soon as possible after OFFER has been accepted.

  5. Your SETTLEMENT AGENT will contact you with an "Appointment to Act as Settlement Agent" form, for spelling check of ALL Christian names, completion, signing and return to Settlement Agency.

  6. Keys will need to be made available for VALUATION to Purchaser's Financial Institution.

  7. Make sure that your finance is approved no later than 4.00pm on the latest date for finance approval. (If any trouble is being experienced at any time during this phase, please notify your Representative as quickly as possible). Purchaser provides Representative with a WRITTEN FINANCE APPROVAL BY THE DUE DATE. (If this is not possible, contact Purchasers Representative at least 48 HOURS BEFORE THE DUE DATE to request an extension of time). The VENDOR will be notified by the Listing Representative.

  8. Once Finance Approval is received, your SETTLEMENT AGENCY will begin work on documentation.

  9. WHITE ANT CERTIFICATE may be organised by yourself, or by your Representative (must be completed and forwarded 7 days prior to settlement to your Real Estate Agent).

  10. Vendor's Settlement Agent sends settlement statement to vendor and advises vendor to complete and sign DISCHARGE AUTHORITY with their Bank as quickly as possible

  11. Vendors Discharging Bank is provided with copies of Settlement Statement and Title Search and advised of Settlement Date.

  12. Purchaser's Settlement Agent sends documents and Settlement Statement to Purchaser's who sign TRANSFER OF LAND documents and return same to their settlement agent ASAP. Purchaser will also be asked to SIGN MORTGAGE Documents with Bank as quickly as possible and advise Settlement Agent when documents have been signed.

  13. Purchaser Bank is provided with copies of Settlement Statements, Transfer of Land document and Title search and advised of settlement date.

  14. Settlement Agent will advise Local Authority, Water Corporation, State Revenue Department and Strata Company of the pending change of ownership and complete an account enquiry to obtain rating information

  15. White Ant Certificate received by the purchasers Settlement Agent is forwarded to Purchaser with a satisfaction of termite inspection report for Purchaser to sign and return prior to settlement.

  16. PRE-SETTLEMENT INSPECTION arranged for Purchaser, if desired, by Representative. Make sure all conditions on the Offer and Acceptance have been met. (See clauses 11(7) and 1 1(8) of Joint Form of General Conditions for the Sale of Land). Purchaser signs satisfaction of Inspection Form and returns form to Settlement Agent prior to Settlement.

  17. Settlement date and time booked by SETTLEMENT AGENT and advised to Vendor, Purchaser and Real Estate Agent.

  18. KEYS are organised by Representative.

  19. SETTLEMENT takes place. (Vendors and Purchasers are not required to attend).

  20. Settlement Agent advises Vendor/Purchaser and Real Estate Representative that settlement has been completed and attends to final adjustment of Rates and Taxes and forwards any proceeds/refunds due to Vendor and Purchaser as per instructions previously completed

  21. KEYS ARE MADE AVAILABLE to purchaser by Selling Representative after Settlement. (Usually collected from Selling Agents office).

  22. Sign is removed from the property.

  23. Vendor/Purchaser MOVE IN or OUT (see clause 6(2) of Joint Form of General Conditions For the Sale of Land).
